Hi, I'm a qualified builder by trade, have some electrical quals also. Have just moved into a new rental and really feel to do some renovation work (simple, basic, reversible) my landlord is fully against it..grr...!
I'm thinking just to get on with it anyway and change everything back to how it was before i move out..is this allowed? He never visits so wouldn't be an issue there, its just the walls could do with a paint, pics on the wall + tv ....
Anyone done anything similar??

NOOOOOOO! I wouldn't do that mate! Shooting yourself in the foot, theres a good chance the landlord will charge you !

I've had no issues doing small renovations to my rented properties previously, some landlords are actually okay with it..Maybe mention it to yours first to be safe!

I'd get to work with the renovations mate but make sure EVERYTHING is reversable! Then show the landlord.. Done it many many times myself and never had any trouble! Good luck ?

Cheers, I've done it many times, don't think there is a right or wrong if you do a good job. Depends on your landlord - some can be really open with things like this, others...well..you read the newspapers right?? Nuff Said!

Hahaha my mum had to drill in our property to put the tv on the wall, landlord didn't mind at all but we'll need to fill the holes if she decides to move, why not just do it (make sure its reversable) and let him see it afterwards?

I'm a Landlord and would see no issue in my tenant making my property their home, provided everything they did was reversible at their cost. I don't understand why other landlords have such a problem with this!

You sound like a great landlord, don't seem to be too many of you left!
So how would you prefer a tenant to approach u about something like this? Just get on with it? Or discuss it all with you prior?
